Frequently asked questions

Clear answers to the questions buyers ask us most.

Can’t find your answer?

Yes. Non-UAE nationals can buy freehold property, with full ownership, in Dubai's designated freehold areas. These include communities such as Dubai Marina, Downtown Dubai, Palm Jumeirah and Dubai Hills Estate.

Off-plan property is bought from the developer before or during construction, usually on a staged payment plan, and you receive it at handover. Ready property is complete and can be occupied or rented immediately after transfer. Off-plan can offer lower entry prices and flexible plans; ready property offers certainty and immediate use.

You pay a booking amount, then instalments linked to construction progress or dates, and the balance at or after handover. A '30/70' plan means 30% is paid before handover and 70% on completion. The exact schedule is set out in the developer's Sale and Purchase Agreement.

Plan for the Dubai Land Department transfer fee of 4% of the price, title deed and admin fees, trustee office fees for resales, mortgage registration (0.25% of the loan) if financing, and any agency fee. We give you a written cost estimate before you reserve.

The Dubai Land Department and GDRFA Dubai list a renewable 10-year Golden Visa for owners of Dubai property worth AED 2 million or more. Mortgaged property can count with a no-objection letter from the bank. Off-plan eligibility is not set out on those pages, so confirm it with DLD before you buy. The authorities decide every application and rules can change.

Yes. Many of our clients buy remotely, with video viewings, digital signing and, where needed, a power of attorney. Non-residents can also obtain mortgages from some UAE banks, usually with a larger down payment.

Dubai has no annual property tax or personal income tax, and average gross rental yields have recently been around 5–7%, depending on property type and area. Returns are not guaranteed: prices and rents can fall as well as rise, so we look at each property's location, supply pipeline and costs with you.
