About Shahrukhz Residences by Danube

Shahrukhz Residences is a fully furnished residential tower by Danube Properties on the waterfront of Dubai Maritime City, the freehold peninsula between Port Rashid and the Dubai Drydocks. It is the residential follow-up to Shahrukhz by Danube, the developer's commercial tower on Sheikh Zayed Road.

Homes range from studios and flex studios to one-, two- and three-bedroom apartments, King's residences and penthouses, many with panoramic sea views. Danube lists more than 40 amenities across three levels, including a wellness deck on Level 33, the King's Club Sky Deck on Level 60, a family podium with a lagoon pool and a yacht shared by residents.

Prices start at AED 1.65 million for a studio. The payment plan is 30/70: 30% over the first 18 months and 70% on handover, which Danube schedules for Q4 2029.

Payment terms are set by the developer in the Sale and Purchase Agreement. Dubai Land Department fees are payable in addition.

30% during construction, 70% on handover

The 30% is paid over the first 18 months: 10% within 21 days of booking, 10% at two months, 5% at ten months and 5% at eighteen months. The remaining 70% is due on handover, which Danube schedules for Q4 2029.

The Expression of Interest is AED 50,000 for studios and one-bedroom homes and AED 100,000 for two bedrooms and above. The 4% Dubai Land Department registration fee is paid on top.

To confirm: some listings using DLD data show June 2030 for completion. Check the date in your Sale and Purchase Agreement, and plan the 70% handover payment (cash or mortgage) early.

A waterfront address close to old Dubai

Dubai Maritime City is a freehold peninsula between Port Rashid and the Dubai Drydocks, so buyers of any nationality can own here outright. Danube’s charts below show drive times and the features planned for the district. Drive times are the developer’s figures, and the metro station and mall are described as upcoming or proposed: neither exists yet.

Investment considerations

What to weigh before you reserve

Golden Visa. Units priced at AED 2 million or more meet the property value threshold for Dubai’s 10-year Golden Visa. For off-plan purchases, confirm eligibility with the Dubai Land Department first.
Furnished homes. Every residence is marketed as fully furnished, so a unit can be let without a fit-out. Check the furniture schedule in the contract.
Sizes not yet published. Without unit sizes, price per square foot cannot be compared with nearby launches yet.
The handover payment. 70% falls due in one payment at completion, in 2029 or 2030.
