Most people asking whether Shahrukhz Residences by Danube is a good investment are really asking two questions at once. Will it rent well? And will the Shah Rukh Khan name make it worth more later?

Our honest answer: it can be a sound buy, but probably not for rental yield alone. On today’s Dubai rent levels, a furnished studio here looks more like a 4.5% to 5.5% gross yield than the 7% to 8% you’ll see in some ads. Where the project earns its place is the 30/70 payment plan, Golden Visa-level pricing from AED 2 million, and a waterfront address in a district that is still filling in.

Below is how we got to that, with real transaction numbers from Dubai Maritime City and the risks we’d want any client to weigh before paying an EOI.

Read the numbers as a guide, not a promise. Yields below are illustrative and returns are never guaranteed. Prices are Danube’s launch figures as of October 2026 and may change. Danube’s schedule sets handover for December 2029, while some listings carrying DLD data show June 2030: confirm the date in your Sale and Purchase Agreement.

Rental yield in Dubai Maritime City: what the numbers say

Dubai still rents well by global standards, but yields have cooled. Global Property Guide puts the average gross apartment yield across Dubai at 5.53% in Q2 2026, with studios averaging 7.80% citywide. That citywide studio figure is pulled up by cheaper areas like Al Furjan and Arjan. Waterfront studios sit lower: about 5.85% in Dubai Marina and 6.20% in Downtown.

Dubai Maritime City itself is still mostly off-plan, so there isn’t a long rental track record yet. What does exist is sales data. Over the last 12 months, YallaValue's transaction tracker recorded 338 apartment sales here, with a typical price around AED 2.12 million, roughly AED 2,307 per sq ft and a median size of 919 sq ft.

Danube's visual of the planned waterfront commercial promenade. Dubai Maritime City has little rental history yet, so rents here are still to be tested.

Two things follow from that. Buyers are clearly active in the area. And most of them are buying ahead of completion, which means the rental market here will be tested all at once when several towers hand over around 2029 and 2030.

How much extra are you paying for the Shah Rukh Khan name?

The cleanest comparison is Danube’s own Oceanz towers in the same district. Recent registered sales there, from YallaValue’s Dubai Maritime City data:

Oceanz: registered sales from YallaValue's Dubai Maritime City data. Shahrukhz Residences: Danube's launch prices. Figures as of October 2026.

On those numbers, a Shahrukhz 1 bedroom starts roughly 10% to 19% above recent Oceanz 1 bedroom sales, and the entry studio about 30% above that Oceanz studio. We can’t compare per square foot until Danube publishes unit sizes, and Shahrukhz units are fully furnished, which accounts for part of the gap.

Still, a premium is a premium. You’re paying it now in the hope that the next buyer pays it too. That’s a reasonable bet with a name this recognisable, especially among Indian and South Asian buyers. It is a bet, though, not a given.

A worked example: the AED 1.65 million studio

This is a hypothetical, not a forecast. We’ve borrowed today’s studio rents from two comparable waterfront areas, using Global Property Guide’s Q2 2026 figures converted at AED 3.6725 to the dollar.

OptimisticDowntown studio, about AED 7,490 a monthabout 89,9005.4%

Hypothetical example, not a forecast. Rents: Global Property Guide, Q2 2026, converted at AED 3.6725 to the US dollar.

Now add the 4% DLD fee (AED 66,000), which pushes your real cost to about AED 1.72 million. Then take off service charges, furnishing wear, vacancy and agency fees. Global Property Guide estimates net yields usually land 1.5 to 2 percentage points below gross.

That leaves something like 2.5% to 4% net. Fine, not spectacular.

The maths changes if the brand lets you charge above-market rent, or run the unit as a short-term holiday home with strong occupancy. Some owners will manage that. We wouldn’t build a purchase around it.

Risks to weigh before you book

  • Supply arriving together. Dubai Maritime City has several towers completing in the same window, including Danube's own Oceanz and Breez. When handovers bunch up, rents usually soften for a year or two while the new stock is absorbed.
  • The handover date. Danube's schedule says December 2029, while some listings carrying DLD data show June 2030. Six months either way changes when your 70% falls due and when rent starts.
  • The 70% cheque. On a AED 2.3 million 1 bedroom, that's AED 1.61 million at completion. If you'll need a mortgage, get pre-approval talks started early.
  • Promised infrastructure. The brochure's metro station and mall are marked upcoming and proposed. Value the unit without them.

None of these is a reason to walk away. Each one is a reason to read your SPA properly. Our step-by-step buying process shows what to check before you sign.

Investor or end-user: who gets the most from it?

  • For a Golden Visa buyer, the case is strongest. A panoramic flex studio at AED 2 million or a 1 bedroom from AED 2.3 million meets the value threshold, and the 30/70 plan means only about 30% is tied up before completion. Confirm off-plan eligibility with the Dubai Land Department first.
  • For a long-term end-user, the furnished delivery and the family podium (lagoon pool, kids’ water park, daycare) make daily life easy. The wait until 2029 or 2030 is the main drawback.
  • For a pure yield investor, we’d be more cautious. You can likely find higher gross yields in JVC, Arjan or Al Furjan for less money. Choose Shahrukhz if you value the waterfront location and the brand’s resale appeal more than the last percentage point of rent.

Frequently asked questions

Shahrukhz Residences by Danube suits buyers who value a waterfront address, Golden Visa-level pricing and a 30/70 payment plan. On current Dubai rents, a studio here looks closer to a 4.5% to 5.5% gross yield, so it is a weaker pick for pure rental income.

There is no rental history yet because the tower completes around 2029 or 2030. Using Q2 2026 studio rents in Dubai Marina and Downtown as benchmarks, an AED 1.65 million studio would earn roughly 4.5% to 5.4% gross, before service charges and other costs.

Yes, at launch. Shahrukhz 1 bedroom units start from AED 2.3 million, about 10% to 19% above recent Oceanz by Danube 1 bedroom sales in the same district. Part of the gap reflects full furnishing. Unit sizes are not yet published.

Dubai Maritime City is a freehold waterfront district between Port Rashid and the Dubai Drydocks. It recorded 338 apartment sales in the last 12 months at a typical AED 2.12 million. Much of its supply is still off-plan, so rents will be tested as towers complete.

Before you pay the EOI

Shahrukhz Residences by Danube is a good investment for the right buyer, not for every buyer. If the Golden Visa, the payment plan or the address is your main reason, the numbers hold up. If rent is your only goal, compare it with cheaper districts first.
