Golden Visa through property: what the official pages say

The property value threshold, mortgaged homes, the two-year investor visa and the points to confirm before you rely on a visa when buying.

Residency is a common reason international buyers look at Dubai. Here is what the Dubai Land Department (DLD) and GDRFA Dubai currently list, and what remains to be confirmed for your own case.

The 10-year Golden Visa

DLD and GDRFA Dubai list a renewable 10-year Golden Visa for owners of Dubai property worth AED 2 million or more. Mortgaged property can count, with a no-objection letter from the lending bank (Dubai Land Department).

The 2-year property investor visa

Sole owners can apply for a two-year property investor visa, which DLD now lists with no minimum property value. Joint owners need a share worth at least AED 400,000 (Dubai Land Department).

Off-plan property

The official pages do not set out how off-plan property is treated. If a visa is part of your plan, confirm eligibility with DLD or ICP before you buy.

Points to remember

  • Applicants must meet all conditions, and the authorities decide every application. Approval is not guaranteed.
  • Rules change. Check the official pages at the time you apply.
  • A visa does not change how your home country taxes you. See the country notes in our Invest in Dubai guide.
