Area guide
Downtown Dubai is Emaar's master-planned district built around Burj Khalifa, The Dubai Mall and Dubai Opera. It combines high-rise apartments, low-rise Old Town homes and hotel residences within walking distance of some of the city's most visited landmarks.
Area overview
Downtown Dubai is a master-planned district developed by Emaar Properties along Sheikh Zayed Road, with Business Bay on its southern edge and Financial Centre Road to the north-east. Emaar describes it as a 500-acre development, and it is home to tens of thousands of residents as well as a steady flow of visitors drawn by its landmarks.
The district is organised around Burj Khalifa and Burj Lake, with The Dubai Mall on one side and the Opera District on the other. Sheikh Mohammed bin Rashid Boulevard, formerly Emaar Boulevard, loops for roughly 3.5 km around the neighbourhood and is lined with residential towers, hotels, cafés and shops.
Housing ranges from the low-rise, Arabian-style buildings of The Old Town to high-rise towers in the Opera District and along the Boulevard, including residences within Burj Khalifa itself. Almost all residential stock is apartments and penthouses, many of them positioned for views of Burj Khalifa or The Dubai Fountain.
Lifestyle
Day-to-day life in Downtown Dubai is unusually walkable for the city. Residents can reach The Dubai Mall, Souk Al Bahar and the cafés and restaurants of the Boulevard on foot, and the fountain shows on Burj Lake run every 30 minutes from the early evening. Dubai Opera hosts opera, ballet, concerts and touring productions throughout the season.
The trade-off for this central setting is footfall: the area around Burj Khalifa and The Dubai Mall is busy with visitors, particularly in the evenings, during the cooler months and around New Year. Quieter pockets such as The Old Town, with its courtyards and low-rise streets, appeal to residents who want to be close to the action without living directly on the main promenades.
The world's tallest building, with observation experiences including At The Top, At The Top SKY and The Lounge.
Set on Burj Lake, the choreographed fountain sends water up to 140 metres high, with shows every 30 minutes from 6pm.
A dhow-inspired performing arts venue of up to 2,000 seats that opened in August 2016 and converts between theatre, concert hall and flat-floor layouts.
Emaar's flagship mall, with more than 200 luxury brands on Fashion Avenue alongside leisure attractions such as Dubai Ice Rink, KidZania, VR Park and Reel Cinemas.

A modern take on a traditional Arabian souk, linked to The Dubai Mall by a bridge across Burj Lake and home to Time Out Market Dubai.
Where to live
A low-rise Emaar neighbourhood of Arabian-style buildings, courtyards and cobbled walkways, made up of districts such as Yansoon, Reehan, Zaafaran, Miska, Zanzebeel and Kamoon. Homes are mainly one- to three-bedroom apartments with a small number of penthouses.
The cultural quarter around Dubai Opera, combining hotels, residences, retail and waterfront promenades. Emaar residences here include Forte and Act One | Act Two, the latter two towers of 52 and 46 storeys with one- to three-bedroom homes and penthouses on the top floors.
The central district around Burj Khalifa, which Emaar describes as the tallest residential tower in the world. Nearby Emaar developments include Burj Royale, an apartment tower overlooking Burj Khalifa and The Dubai Fountain.
The roughly 3.5 km boulevard that circles the district, lined with Emaar residential towers, hotels and street-level cafés and shops. Hotel towers along it include Address Downtown and the former Address Boulevard, now Kempinski The Boulevard Dubai.

Investment & rental demand
Downtown Dubai is one of the city's most established addresses, with a finished master plan, a recognisable global profile and a concentration of landmarks that underpin both resident and visitor demand. Because the district is largely built out, much of the buying activity is in the resale market, with limited new supply from Emaar inside the original master plan. Buyers typically weigh view, building age, service charges and proximity to the Boulevard or Burj Lake when comparing units.
Tenants are drawn by the central location, the walkable Boulevard and quick links to DIFC and Sheikh Zayed Road, as well as the Red Line metro. Bayut's H1 2026 rental market report named Downtown Dubai, together with Dubai Marina, among the preferred areas for renters in the luxury apartment segment. Demand also comes from executives and households who value being close to The Dubai Mall, Dubai Opera and the district's hotels.
Figures are reproduced as published by the named source for the stated period. Advertised prices are asking prices, not completed sales, and projected yields are gross estimates before service charges and other costs. Prices and rents change, and returns are not guaranteed.
