Area guide
Dubai Creek Harbour is a six-square-kilometre waterfront community on Dubai Creek, developed by Emaar beside the Ras Al Khor Wildlife Sanctuary. It offers apartments and penthouses with creek, skyline and sanctuary views in a district that is still growing.
Area overview
Dubai Creek Harbour is a master-planned waterfront community on the banks of Dubai Creek, developed by Emaar Properties in a joint venture with Dubai Holding. Emaar describes it as a six-square-kilometre development set beside the Ras Al Khor Wildlife Sanctuary, a protected wetland designated under the Ramsar Convention.
The community is organised into waterfront districts. Creek Island is home to Central Park and towers such as 17 Icon Bay and The Grand, while Creek Beach was launched as an urban beach district of low- to mid-rise residences with private beach access. A marina, a waterfront promenade and parks run through the master plan.
Large parts of Dubai Creek Harbour are still under construction, and Emaar continues to launch new residential phases. Major planned infrastructure includes a Blue Line metro station and Dubai Square, a large retail destination that Emaar's founder has said is under construction, so the area's character will continue to evolve over the coming years.
Lifestyle
Life in Dubai Creek Harbour centres on the water. Residents use the creek-side promenade for walking and cycling, families gather in Creek Island's Central Park with its play areas and skate park, and Creek Beach gives its residents private beach access within the city. The Ras Al Khor Wildlife Sanctuary, known for its flamingos, herons and egrets, has free bird hides open daily.
Because the community is still being built out, the day-to-day experience varies by district: established areas around the marina and Creek Island have hotels, restaurants and a Mediclinic medical centre, while some newer phases sit beside active construction sites. Until the Blue Line opens, there is no metro station inside the community, and road links run via Al Khail Road and Nad Al Hamar Road.

Investment & rental demand
Dubai Creek Harbour is one of Emaar's largest active master communities, combining completed waterfront districts with a continuing pipeline of off-plan launches. Its appeal rests on its creek and sanctuary setting, Emaar's master planning and major infrastructure still to come, notably the Blue Line station and Dubai Square. Buyers should bear in mind that these projects are not yet complete and that construction will continue around many buildings for several years, so the choice of district and phase matters.
Tenants are typically professionals, couples and young families who want a newer waterfront community with parks and beach access, at a remove from the busier city-centre districts while staying within driving distance of Downtown Dubai and the airport. Demand is generally strongest in completed, well-serviced clusters close to Creek Island, Creek Beach and the marina.
