Area guide
A 560-hectare Nakheel master community laid out in a circular plan between Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road, home to a large stock of mid-market apartments alongside villas and townhouses.
Area overview
Jumeirah Village Circle (JVC) is a freehold master community by Nakheel covering 560 hectares, laid out as a series of numbered districts arranged in a ring. Nakheel delivered villas and townhouses itself, including four-bedroom Circle Villas of about 3,655 sq ft, while most plots have been built out by third-party developers as low- and mid-rise apartment buildings.
That mix of developers is what defines JVC today. Ellington Properties has built a series of boutique buildings here, including Belgravia, Belgravia II, Belgravia Square, Belgravia Heights, Eaton Place, Somerset Mews and Harrington House, while Binghatti has completed six projects with more than 2,000 homes. New off-plan launches continue, particularly in District 11, which Bayut identified as a popular mid-tier off-plan cluster in H1 2026.
The community sits between three main roads (Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road), and road access is being upgraded: RTA opened a bridge from Al Khail Road to Hessa Street in 2024 and, under a 2025 agreement with Dubai Holding, plans four additional grade-separated access points for JVC.
Lifestyle
JVC is a family- and pet-friendly neighbourhood built around more than 30 landscaped parks, with sports courts, football and padel facilities, jogging trails and play areas. Circle Mall is the community's retail hub, anchored by Spinneys and Union Coop and home to a ROXY Cinemas, and everyday needs are served by neighbourhood supermarkets, clinics, cafés and restaurants spread across the districts.
Most residents drive, as JVC has no metro station of its own; Nakheel puts Al Khail Metro Station about 12 minutes away, and RTA bus route J01 runs through the community. Nakheel also quotes drives of around 15 minutes to Palm Jumeirah, 18 minutes to Dubai Marina and 22 minutes to Downtown Dubai.

Investment & rental demand
JVC is one of Dubai's most actively traded mid-market apartment locations, which gives investors liquidity on resale and a deep pool of comparable listings to benchmark against. The trade-off is supply: a large number of developers are still launching and handing over buildings, so quality, service charges and build standards vary considerably from one building to the next. Buyers should look closely at the developer's track record, building management, parking and the district's road access, and factor in the planned RTA access improvements, which are designed to ease congestion at the community's entry points.
Tenants are mainly young professionals, couples and small families looking for newer apartments at mid-market rents within reach of Dubai Marina, Al Barsha, Dubai Hills and Downtown via Al Khail Road and Sheikh Mohammed Bin Zayed Road. Bayut's H1 2026 rental report said Business Bay and JVC presented better value for tenants, and its sales report named JVC the most popular area for buying mid-tier apartments.
