Area guide
Nakheel's palm-shaped island, home to around 25,000 residents, combines beachfront villas on the Fronds, apartments along the Trunk and resorts and branded residences on the Crescent.
Area overview
Palm Jumeirah is a man-made island developed by Nakheel, now a member of Dubai Holding Real Estate. Nakheel describes it as extending about 5 km into the Arabian Gulf and covering 560 hectares, with around 25,000 residents.
The island has three parts. The Trunk is the central spine, with apartment buildings, hotels, marinas, beaches and shopping. The Fronds branch off it as gated villa communities with direct beach access. The Crescent, reached by an underwater tunnel, wraps around the island as a breakwater and is lined with resorts and residences, including Atlantis The Palm.
Most of the island is complete, so the market is dominated by resales of villas and apartments. New supply now comes mainly from branded and ultra-prime projects on the remaining plots, many of them on the Crescent and at the entrance to the island.
Lifestyle
Life on the Palm is resort-like: many homes have direct beach access, and residents have beach clubs, hotel restaurants and marinas on their doorstep. Al Ittihad Park offers a green walking and running route along the Trunk, and Palm Jumeirah Mall, Golden Mile Galleria and Club Vista Mare cover everyday shopping and dining.
Most residents drive, but the Palm Monorail runs along the Trunk from Palm Gateway, where it connects with the Dubai Tram, to Atlantis Aquaventure. The monorail reopened in July 2026 after a six-month maintenance closure. Schools are off the island, mainly in nearby Al Sufouh and the communities south of Sheikh Zayed Road.

Investment & rental demand
Palm Jumeirah is one of Dubai's established prime addresses, with a finite supply of beachfront land and a high share of completed homes. Bayut's H1 2026 report ranks it as the most popular area for ultra-luxury apartments and villas on its platform. Remaining development is concentrated in branded and ultra-prime projects, so entry prices for new homes are high and payment plans are typically staged over construction. Villa values depend heavily on frond position, plot, beach frontage and renovation, while apartment values vary by building age, view and beach access.
Tenants are mainly senior professionals, executives and families who want beachfront living close to Dubai Marina, Dubai Media City and Dubai Internet City. The island's hotels, beaches and attractions also support holiday-home demand. Villas on the Fronds attract long-term family tenants, while apartments on the Trunk appeal to couples and smaller households.
