Shah Rukh Khan’s name has been on a Dubai tower before. The commercial one, Shahrukhz by Danube, sold out on launch day, according to the developer. The residential version launched on 7 October 2026, and since then buyers have asked us the same three things. What does it cost? How does the payment plan work? Does it get you a Golden Visa?

Here’s the short version. Shahrukhz Residences by Danube is a fully furnished waterfront tower in Dubai Maritime City, with studios from AED 1.65 million, a 30/70 payment plan and handover scheduled for December 2029. Units at AED 2 million and above meet the Golden Visa value threshold.

The rest of this guide is what we’d tell a client across the desk. That includes the parts the brochure leaves out.

Confirm before you commit. Prices, payment plans and dates below are from Danube’s launch materials as of October 2026 and may change. Danube’s schedule sets handover for December 2029, while some portal listings using DLD data show June 2030: check the completion date written in your Sale and Purchase Agreement, and confirm current prices and availability with us before paying an EOI.

Where is Shahrukhz Residences located?

The tower sits in Dubai Maritime City, a freehold peninsula between Port Rashid and the Dubai Drydocks. Buyers of any nationality can own property here outright.

Danube’s own distance chart puts the Port Rashid boat station 2 minutes away, Dubai World Trade Centre 8 minutes, Burj Khalifa and Dubai Mall 10 minutes, and DXB Airport 15 minutes. Those are developer figures. Sheikh Zayed Road at 6pm will have its own opinion.

What we like is the position more than the drive times. Few waterfront districts sit this close to old Dubai and the business centre, and Danube already has Oceanz and Breez in the same area. This isn’t their first experiment here.

One caveat. The brochure mentions an upcoming metro station and a proposed mall. Neither exists yet, so treat them as possible upside, not a reason to buy.

Every unit comes fully furnished, and the penthouses are designed by Gauri Khan. Unit sizes haven’t been confirmed yet, so price per square foot is still guesswork. Launch prices also move quickly. Confirm availability before you fall for a unit.

How the Shahrukhz Danube payment plan works

You pay 30% before handover and 70% on completion. The 30% is spread over 18 months:

  1. 10%within 21 days of booking
  2. 10%two months from booking
  3. 5%ten months from booking
  4. 5%eighteen months from booking
  5. 70%on handover, December 2029

Take a AED 2 million flex studio. You’d pay AED 600,000 by month 18, plus the 4% DLD registration fee of AED 80,000, then AED 1.4 million at handover.

That last cheque is where people get caught. If you plan to mortgage it, speak to a bank now rather than in 2029. If you plan to sell before completion, check the SPA for how much must be paid before resale is allowed.

One more thing to ask about. Some portal listings using DLD data show a June 2030 completion date, so confirm which date your contract uses. Our guide to off-plan payment plans covers how these schedules usually work.

Does Shahrukhz Residences qualify for the Golden Visa?

Units priced at AED 2 million or more meet the property value threshold for Dubai’s 10-year Golden Visa. At this tower, that means the panoramic flex studios and every 1 bedroom and above.

The off-plan part needs care. Many industry guides, including Property Finder’s Golden Visa explainer, say off-plan homes can qualify. The official pages are less explicit, so confirm with the Dubai Land Department before you buy for the visa alone.

Joint buyers, note this. Each owner’s share usually has to reach AED 2 million on its own, so two friends splitting a AED 2.6M unit won’t both qualify. Our buyer FAQ covers the visa rules in more detail.

The amenities worth caring about

Danube lists 41 amenities across three levels. Most towers have a gym and a pool. A few things here are genuinely unusual:

  • A yacht for residents. Shared by the building, so ask how bookings work before you picture weekends at sea.
  • The Wellness Deck on Level 33, with an infinity pool, cryotherapy, hyperbaric oxygen therapy, red light therapy and an ice bath.
  • The King’s Club Sky Deck on Level 60, a rooftop lounge overlooking the sea.
  • A family podium with a beach-style lagoon pool, a kids’ water park, padel, basketball and a cricket pitch.

For tenants, the less glamorous items may matter more. A co-working space, a daycare and a 40-seat private cinema are what keep people renewing leases. The cryo chamber makes a good brochure page.

Who should buy here, and who shouldn't

This tower makes most sense for three kinds of buyer. First-time Dubai investors who want a furnished unit they can rent without a fit-out. Buyers aiming for the Golden Visa right at the AED 2 million mark. And people who want a waterfront address near old Dubai without Palm Jumeirah prices.

It’s a poor fit if you need to move in before 2030, need villa-sized space, or can’t fund a 70% payment at handover.

Common mistakes we see with branded towers

Buying the name, not the unit. Celebrity branding usually carries a premium. Compare against Danube’s own Oceanz and Breez nearby once sizes are published.

Counting on the metro and the mall. Both are listed as upcoming or proposed. Price the unit as if neither arrives.

Ignoring the handover cheque. 70% in one payment is the real commitment, and it lands in 2029 or 2030.

If you’re weighing it against other launches, our Dubai property investment guide and yield calculator help put the numbers side by side.

Your next step

Shahrukhz Residences by Danube is worth a serious look if the 30/70 structure fits your cash flow and you’re buying the unit, not just the name. The best panoramic sea-view stock goes first at any launch.

Ask us for the current availability sheet and floor plans before you pay an EOI. We’ll also give you a written cost estimate, including DLD fees, so the handover payment holds no surprises. Speak to a Shaw Luxury adviser or browse our other off-plan projects in Dubai.
