Sobha Hartland is a gated, master-planned freehold community by Sobha Realty in Mohammed Bin Rashid Al Maktoum City (MBR City), set between Meydan and the Ras Al Khor wetlands in central Dubai. Here is what defines it, and what to look at if you are considering a home or investment there.
A community built around green space
Sobha Hartland covers about eight million square feet. Sobha Realty states that more than 30% of the land, over 22 hectares, is given over to greenery, planted with more than 300 plant and tree species. Early phases launched in 2014, and the developer has since added a Waterfront District of residential towers.
Schools inside the community
Two international schools, Hartland International School and North London Collegiate School Dubai, operate inside the community. For families this is often the deciding factor, because it keeps the school run short.
Sobha Hartland II
Sobha Hartland II was unveiled in late 2022 on an adjoining plot of roughly eight million square feet. It extends the concept with a gated villa enclave around a private water body, apartment buildings, a crystal lagoon with waterfront retail, a clubhouse and a planned school, with views towards the Ras Al Khor Wildlife Sanctuary and the Downtown Dubai skyline.
Projects currently listed there include Skyscape Aura (one- to three-bedroom apartments, handover published as Q4 2028).
Getting around
Ras Al Khor Road and Al Meydan Road give road access towards Downtown Dubai, Business Bay, DIFC and Dubai Creek. Meydan Racecourse and the bird hides of Ras Al Khor Wildlife Sanctuary are nearby leisure options.
What to check as a buyer
- Which phase and building the unit is in, and whether it is ready or off-plan.
- Service charges for that building, which vary and reduce net rental returns.
- For off-plan homes, the payment plan and handover clause in the Sale and Purchase Agreement.
