Reading a payment plan
A plan is written as the share paid before handover and the share paid on or after it. On a 50/50 plan you pay half during construction and half at handover; on a 60/40 plan, 60% during construction and 40% at handover. The exact instalments and dates are set in the developer’s Sale and Purchase Agreement (SPA), which is what you should rely on.
Remember to budget separately for the Dubai Land Department fee of 4% of the price, which developers commonly ask the buyer to pay at registration. See the full cost breakdown.
Before you reserve
- Ask for the SPA payment schedule in writing, including the booking amount.
- Confirm the project escrow account and that the sale will be registered on Oqood within 90 days of signing.
- Plan how you will pay the handover balance: cash, or a mortgage (banks set their own limits for off-plan).
- Check the clause that applies if the handover date changes.
