Rental yield is the figure investors ask about first. Published 2026 figures put Dubai’s gross yields mostly between about 5.5% and 7% citywide, but the number depends heavily on the area, the type of home and how the figure was calculated.
Citywide figures
- Dubai average gross rental yield: 6.6% for H1 2026 (Engel & Völkers).
- Dubai average gross yield for apartments: 5.53% (Global Property Guide, May 2026 update).
By area
| Area | Projected gross yield, H1 2026 |
|---|---|
| Jumeirah Village Circle (apartments) | 7.00% |
| Dubai Hills Estate | 6.42% apartments / 4.33% villas |
| Business Bay (apartments) | 5.54% |
| Dubai Marina (apartments) | 5.53% |
| Downtown Dubai (apartments) | 5.17% |
| Palm Jumeirah | 3.91% apartments / 4.05% villas |
Gross is not net
All of these are gross figures: annual rent divided by price, before service charges, maintenance, management, vacancy and fees. Most are based on asking prices and rents rather than completed deals. Global Property Guide estimates net yields at 1.5–2 percentage points lower.
The pattern is consistent across sources: mid-market apartment communities such as JVC sit at the upper end, and prime areas and villa communities lower, where buyers often weigh lifestyle and long-term value alongside income.
Returns are not guaranteed
Prices and rents move in cycles and can fall, and new supply in a community can hold back rents. Treat published yields as a starting point, then run the numbers for the specific unit in our yield calculator.
